The demographics of homebuyers are shifting dramatically, as revealed in the National Association of Realtors’ (NAR) recently released study titled “Profile of Home Buyers and Sellers 2024.” These changes signal that expert guidance from an experienced Realtor is not just helpful but essential for success.

The report highlights a steep decline in first-time homebuyers, who now account for only 24 percent of the market – down from 32 percent last year and the lowest share recorded since data collection began in 1981. Economic pressures like rising home prices and mortgage rates have made the dream of homeownership increasingly elusive for younger generations. First-time buyers now have a median age of 38, reflecting delays caused by financial hurdles and shifting life priorities.

Repeat buyers, too, are older, with a median age of 61. These buyers often have more complex needs, such as downsizing, relocating for retirement or investing in multigenerational housing. In fact, 17 percent of all homebuyers this year opted for multigenerational homes, driven by reasons such as saving on costs, caring for aging parents and accommodating adult children returning home or who never left.

Changing household dynamics also reveal that 73 percent of buyers do not have children under 18 living at home, the highest share ever recorded. Additionally, the report shows that 62 percent of buyers are married couples, 20 percent are single females, 8 percent are single males and 6 percent are unmarried couples. These diverse household structures illustrate the evolving face of homeownership and the need for Realtors to understand the unique motivations of each group.

Economic and societal factors aren’t the only variables influencing today’s buyers. Demographics also play a role, with the majority of homebuyers identifying as White/Caucasian (83 percent), while Black/African-American (7 percent), Hispanic/Latino (6 percent), Asian/Pacific Islander (4 percent) and others represent smaller segments of the market. Meanwhile, 88 percent of buyers identify as heterosexual, with the remaining 12 percent reflecting a broader spectrum of identities.

Veterans and active-duty military members make up a combined 18 percent of buyers, further emphasizing the varied profiles of today’s home seekers.

In this complex and competitive market, professional representation by an experienced Realtor is critical. Buyers face numerous challenges, from navigating fluctuating interest rates to understanding the nuances of multigenerational housing options. Without expert guidance, they risk overpaying, missing out on ideal homes or failing to understand the intricacies of negotiations.

Realtors bring market knowledge, negotiation expertise and a network of trusted resources, all of which are invaluable in today’s fast-paced real estate environment. With fewer first-time buyers and a higher percentage of older, more experienced buyers competing for homes, the stakes are high. A skilled Realtor levels the playing field, helping buyers make informed decisions and avoid costly mistakes.

The numbers tell the story: Homebuyers are older, more diverse and facing unprecedented challenges. In this evolving landscape, partnering with a Realtor isn’t just a convenience – it’s a necessity for navigating the path to homeownership with confidence and success.
