Ask the realtor — Lake Arrowhead luxury home goes pending in 9 days – here’s what really made the difference

In real estate, you’ll often hear that “all it takes is one buyer.” True enough—but finding that buyer? That takes work. A new luxury lakeview listing in Lake Arrowhead just went under contract after only nine days on the market. That kind of quick success isn’t exactly the norm in our current mountain market, but when the right strategy meets the right team effort, great things can happen.

Before the home ever hit the MLS, my seller clients rolled up their sleeves (quite literally) and followed through on a two-week pre-listing prep plan. Nothing too extreme—just smart, focused updates that made a real impact. Wood floors were refinished, cabinets were oiled and sealed, carpets cleaned, interiors painted, and yes—we even made sure all the light bulbs matched (you’d be surprised what a difference that makes.)

When it came time to showcase the home, we didn’t settle for basic. Sure, we had stunning professional photography and videography, but we also went beyond the usual. Our marketing campaign included creative live-action videos, multiple social media posts written in different tones to reach different buyer segments, and good old-fashioned one-on-one outreach. I personally called buyers from our database and had real conversations with agents I knew might have the perfect client.

On Broker Caravan Day, agents were greeted with more than just a flyer—we offered a chance to win a few hundred bucks just for stopping by and snapping a few pics. Saturday’s open house was a hit, and by Monday, we had our first offer. Another one came in on Thursday. By Friday, we were officially in escrow.

Now, let’s be clear: this wasn’t magic. This was thoughtful collaboration between Realtor and seller, working together to present the home in its absolute best light and price it fairly for the market. That’s what made the difference—not just hoping someone might stumble across the listing online.

Selling a home today means more than putting up a sign and crossing your fingers. It takes strategy, communication, and a little creative energy. While these results are not typical for the current marketplace, it shows that they could be with a little less same-same and a little more thinking out of the box.
