Enter the Senior Real Estate Specialist designation, or SRES®. It’s a fancy acronym, sure, but it means that a Realtor has received specific training in serving the unique needs of clients aged 50 and older. It covers everything from estate planning considerations to age-in-place remodeling trends and even how Medicare and Medicaid may impact real estate decisions.
In our Southern California mountain market, Realtors with this designation are few and far between – but I’m proud to be one of them. After more than 30 years of real estate experience and helping my own family through these transitions, I can tell you: This isn’t just another certification, it’s a commitment.
One of the tools seniors often ask me about is the reverse mortgage. More specifically, the Home Equity Conversion Mortgage or HECM. A HECM is a federally insured reverse mortgage that lets homeowners 62 or older convert a portion of their home equity into tax-free income – without giving up ownership or being forced to move. It’s not magic, and it’s not “too good to be true,” but it does come with fine print. Used correctly, a HECM can provide extra financial breathing room in retirement, help delay tapping into investments or even be used to buy a new primary residence without the burden of monthly mortgage payments. Yes, you read that right – you can use a reverse mortgage to purchase a home.
