Revisiting your home selling strategy: Options after an expired listing

It’s not uncommon for homeowners to feel a mix of disappointment and frustration when their house doesn’t sell before the listing expires. As a real estate broker, I often meet clients who are unsure about their next steps after facing such a setback.

If you’re in this situation, it’s important to remember that you have options, and making an informed decision is key to moving forward. One possibility is to take your house off the market completely. This decision might be influenced by various factors, including market conditions or personal circumstances. However, if the reason you wanted to move still exists, removing your house from the market might not serve your long-term goals.

Selling the house yourself (For Sale By Owner or FSBO) is another route. While this option can seem appealing, especially in terms of saving on commission fees, it’s important to recognize the challenges. A report by Realtor.com warns, “Selling a home is a complex process that involves a range of legal and financial considerations. FSBO sellers often find themselves overwhelmed by the intricacies of the process.”

The tasks involved, from marketing the property to handling negotiations and paperwork, can be daunting, particularly for those who haven’t done it before.

The third option is to relist the property, potentially with a different real estate agent. This choice offers the opportunity to reevaluate and adjust your selling strategy. According to The Wall Street Journal, “A fresh approach with a new agent can bring new perspectives, revamped marketing strategies, and renewed energy to the selling process.” It’s crucial to choose an agent who understands your previous challenges and is committed to addressing them.

When considering relisting, it’s essential to identify why your home didn’t sell initially. Was it overpriced? Were the marketing efforts insufficient? Did the property have issues that turned buyers off? An honest assessment, ideally with professional input, can help address these questions and guide your revised strategy.
