Open houses have been a staple of the real estate market for decades. They conjure up images of curious neighbors and casual “lookie-loos,” but their role in today’s market has evolved. With the nationwide changes to real estate practices implemented on Aug. 17, 2024, open houses are more relevant than ever, not just for potential buyers but for sellers as well.

The new Buyer Representation Agreement, now required before an agent can show a property to a client, means that buyers must sign a contract before touring homes. This contract outlines the agent’s duties and the buyer’s obligations, including compensation for services. However, there is one notable exception: Buyers can tour homes at open houses without signing an agreement. This makes open houses the perfect opportunity to explore the market without the pressure of a contract.

For buyers, attending an open house is more than just a chance to see a potential future home. It’s a window-shopping experience that offers valuable insights into neighborhoods, floorplans and real estate agents. You can casually evaluate homes and meet agents, getting a feel for their style and expertise before committing to one. This approach allows you to “soft-interview” agents, helping you find the right fit without any obligation.

Sellers, on the other hand, can use open houses to their advantage as well. Attending other open houses gives you a front-row seat to current market trends, from popular home features to effective staging techniques. You can also observe how different agents present themselves and their listings. Do they provide detailed information about the home? Are their materials professional? How do they interact with potential buyers? This “secret shopping” gives you an edge when it comes time to select a real estate agent for your own home.

Despite the many benefits of open houses, it’s important to keep your expectations realistic. According to the National Association of Realtors (NAR), only about 3 percent of homes are sold to buyers who first see the property at an open house. While these events are a great way to generate buzz and attract interest, they are not usually the direct path to a sale. Instead, open houses function as educational opportunities for both buyers and sellers, providing insights that can inform future decisions.

So, whether you’re just starting your home search, considering selling or curious about the market, don’t overlook the value of open houses. You’ll still need to sign into the open house visitor log as a courtesy, of course. Open houses are more than just a chance to tour homes—they’re a way to explore, learn, and make informed decisions in a low-pressure environment.
