The dream of saving money on commission fees drives many homeowners to attempt selling their homes without professional help. The For Sale by Owner (FSBO) approach appears cost-effective at first glance, but the reality is often very different.
According to the National Association of Realtors (NAR) 2024 Profile of Home Buyers and Sellers, FSBO sellers net significantly less on their home sales than those who work with licensed real estate professionals.
The statistics tell a compelling story. In 2023, FSBO homes sold for a median price of $380,000, compared to $435,000 for homes sold with the assistance of a real estate agent. That $55,000 gap dwarfs any commission savings a seller might have hoped to pocket. While FSBO sellers often cite saving money as a primary motivator, the financial risk of underpricing a home – or failing to negotiate effectively – can far outweigh the cost of professional representation.
One key reason FSBO sellers struggle to match the success of agent-assisted sales is the lack of market expertise. Setting the right price is crucial to attracting buyers, yet 17 percent of FSBO sellers reported difficulty in pricing their homes. Overpricing can scare off potential buyers, while underpricing leaves money on the table. Realtors, armed with local market knowledge and comparative data, excel at determining competitive pricing strategies that maximize the seller’s net proceeds.
FSBO sellers also face challenges in marketing their properties. A home’s visibility in the market directly influences its final sale price. Realtors leverage professional networks, online platforms and curated marketing campaigns to reach the widest pool of qualified buyers. FSBO listings often rely on limited exposure, making it harder to attract competitive offers.
Beyond pricing and marketing, selling a home involves navigating complex paperwork and legal requirements. From disclosures to contracts, even small mistakes can lead to costly delays or legal liabilities. A professional real estate agent not only handles these details but also provides negotiation expertise to advocate for the seller’s best interests. This can be especially critical in markets with fluctuating demand or high buyer competition.
Interestingly, NAR’s report found that 38 percent of FSBO sellers sold to someone they already knew, such as a relative or friend. While this simplifies certain aspects of the sale, it doesn’t guarantee a better financial outcome. In these cases, sellers often avoid the open market entirely, missing out on opportunities to field higher offers from other potential buyers.
Ultimately, the decision to sell a home is one of the most significant financial moves a homeowner can make. Attempting to go it alone might seem like a way to save money, but the numbers show otherwise. Partnering with a skilled Realtor ensures not just a smoother transaction but also a better bottom line.
