Fall is in the air and, while the mountain leaves are showing off their fiery glow and the evenings are crisp with the scent of chimney smoke, the real estate market is heating up too.

It’s tempting to think that the season for selling has passed – that buyers are too busy planning for the holidays or that homes should come off the market until spring. But that’s one of the biggest misconceptions homeowners can make. Fall is historically one of the busiest and most emotionally charged times in real estate, and those cozy seasonal feelings often translate into serious buyer motivation.

For many would-be homeowners, fall triggers a nesting instinct. They picture being settled in time for Thanksgiving, decorating their own Christmas tree or ringing in the new year with a fresh start – maybe even a new doorbell. Others are motivated by year-end financial goals, including maximizing tax deductions before April rolls around. That combination of emotion and practicality creates a wave of committed buyers who want to make a move now, not next spring.

This is exactly why taking your home off the market in the fall can be a costly mistake. When demand stays strong but inventory dips – as it often does this time of year – your listing can actually stand out more. Serious buyers are still out there but, with fewer homes to choose from, competition intensifies. Sellers who stay active during the season often enjoy more attention and faster results, even without aggressive pricing.

That said, strategy matters. Balancing fall’s emotional market momentum with today’s economic realities takes finesse. A skilled Realtor knows how to price for value without overreaching, attract well-qualified buyers, and negotiate terms that feel fair to everyone involved. Recently, I helped a client close on her very first home during what some might have considered an off-season lull. The property had multiple offers but, by pairing smart negotiation with strong relationships in the industry, we secured a deal that included seller concessions, an early close and a win-win outcome for both sides.

On the mountain, where every micro-market behaves a little differently, experience and timing make all the difference. The air may be cooler, but fall is still one of the warmest times of the year for real estate opportunities.
